Edgewood, WA – One buyer for 60 home sellers during November

Admittedly it’s the seasonally slow time of year for home sales.  But one buyer for 60 sellers?  That’s slow.   That’s what we had during the month of November for NWMLS area 72 – one home out of 60 went pending.  At that rate we’ve got 5 years of housing inventory.  Obviously, there’s much more going on (than being seasonally slow) as the market comes to grips with the subprime-credit crunch-rate reset mess in the market.

I see a group of agents are “collecting” expired listings like sea shells at the beach.  What I don’t understand is why they are taking those listings at roughly the same price at which they expired.

I can only presume they feel their listing carrying/servicing cost is low enough to justify using those listing as a tool to troll for buyers.

I just hope they’ve told their sellers.
