I got a call from a homeowner yesterday. I’d previewed her home the day before.
She was looking for feedback… searching for a reason why her home hadn’t sold in the four months it had been on the market. She had listed her home with a limited service agency, so she was doing the showing/previewing follow [...]

I’ve reviewed hundreds of purchase and sale agreements.
Some good, some not so good. Helping new agents was part of what I did as assistant manager at my former company. I didn’t expect new agents to be experts at drafting contracts at first. When they needed to write a clause addressing a particular [...]

I made the following comments to a post in the Tacoma News Tribune regarding a new discount brokerage service.
Suggesting “the listing agent is useless in real estate” sheds a lot of light on the value of the services Mr. Pepper feels he provides.

I was recently reading a blog post in a local Tacoma newspaper. I was surprised at the inaccuracy it contained. The question had to do with a neighborhood review contingency and referenced Northwest Multiple Listing Service purchase and sale agreement forms.
They had their facts wrong. It would have been helpful to talk with someone familiar with the forms referenced prior to their posting.

No Real Estate Excise Tax on Gifts in Washington State

As a real estate agent I’m rarely involved with real estate gifts. But to help one of my clients, I did a little research on the matter. In Washington State you can gift real estate without incurring excise (or transfer) tax. The subject is covered in WACs > Title 458 > Chapter 458-61A > Section 458-61A-201.

Maintaining Your Negotiating Power

The part of negotiating I always like is when my client urges me to negotiate a particular price for a property. No problem. But then I always make sure to ask if its OK if they don’t get the house. Many times the answer is no.
